Peace of Mind Starts With a Professional Inspection
Most electrical problems stay hidden until something goes wrong. Loose connections, overloaded circuits, missing grounds, and past DIY work can sit behind your walls for years. In the San Gabriel Valley, where so many homes date to the 1950s and ’60s, decades of add-ons and quick fixes are common.
A general home inspector takes a quick look at your panel. An electrical inspection from a licensed electrician goes much deeper. We test circuits, open the panel, check grounding, and look for the warning signs that lead to fires, shocks, and failed inspections.
At Pro Electric Services, owner Jack Yaacoubian does every inspection himself. You get a plain-English report of what’s safe, what needs attention, and what can wait, with no pressure to buy repairs you don’t need.

Electrical Inspection FAQs
How is this different from a general home inspection?
A home inspector checks many systems at a surface level. A licensed electrician opens the panel, tests circuits and grounding, and can tell you exactly what a repair involves and costs.
How long does an electrical inspection take?
Most single-family homes take about 1–2 hours. Larger or older homes can take longer.
How much does an electrical inspection cost?
It depends on the size and age of the home and the type of inspection. Call us for a quote.
Do I need to be home?
Yes, or have your agent or property manager there. We’ll need access to the panel, attic, garage, and every room.
Will the power be turned off?
Only briefly, if at all, for things like checking inside the panel. We’ll let you know first.
Can you fix the problems you find?
Yes. We’ll give you a clear quote for any repairs. You’re never obligated to hire us.
Is this the same as a city permit inspection?
No. City inspectors sign off on permitted work. Our inspection is a private evaluation of your home’s electrical system. When we do permitted work, we also handle the city inspection for you.
